Most businesses do not put off a repaint because of the price of the job. They put it off because of what the job does to a trading week. A cafe that loses three lunch services, an office where forty people cannot use their desks, a lobby full of scaffold on the weekend the building has an inspection.
So we quote the disruption as carefully as we quote the paint. That means telling you which areas are out of use and for how long, working the hours your site is empty, and staging the job so you never lose more than one zone at a time. A shopfront that would take three days as a normal job takes three nights instead, and you do not close for any of them.
It also means the program is written down. You get a start date, a finish date and the order the areas are being done in, before anyone turns up. If we are running ahead or behind you hear it that day, not on the last afternoon.

Six stages, in order, on every commercial site we take. Ask any contractor to walk you through theirs before you sign anything.
Our team walks the site with you and writes down what is actually being painted, room by room or level by level. Surfaces, colours, coats, what stays and what is excluded. Most disputes on commercial jobs start with a scope nobody wrote down properly, so we write it down properly.
You get one price, the scope beside it, and a program with a start date and a finish date. If the job runs in stages, the program says which areas are being done on which nights. That number does not move unless you ask us to change the scope.
Certificate of currency, licence details and a SWMS go to whoever needs them before we turn up. If your building requires site inductions, permits or after-hours access approvals, we get them done in that window rather than on the first night.
Floors covered, furniture and stock moved and wrapped, fixtures and signage masked or removed, and anything live isolated. Public areas get barriers and signage so nobody walks through a wet cut-in. This is the part that decides whether your fitout survives the job.
Wash down, sand back the loose material, fill and patch, caulk the junctions, treat mould and rust at the source, then seal what needs sealing. Two topcoats as standard. High-traffic walls get a washable system that takes a scrub instead of wearing through in six months.
The site is cleaned, put back and usable before your first customer or first shift arrives. We walk the job with you, work through a defect list if you have one, and close it out. The final invoice comes after that walkthrough, not before it.
On a commercial job the compliance pack is not admin. It is the reason your building manager lets us through the door.
Every quote we send for a commercial job comes with the documents attached rather than promised. Certificate of currency for public liability, our NSW painting licence, and a SWMS written for your site instead of a template with someone else's address on it.
If there is a head contractor, a building manager or a strata committee involved, send us their requirements at quote stage and we will meet them in that window. Inductions, access approvals, loading dock bookings, after-hours permits and swipe cards all take time, and they are the single most common reason a painting job starts a week late.
On site the crew is in uniform with ID, works to the SWMS, and uses the access equipment named in the quote. Public areas get barriers and signage. Nothing gets improvised on a ladder because the right lift was never priced in.

Accredited Painter
As a Dulux Accredited Painter we use Dulux commercial systems on most jobs, and we recommend another trusted system where it suits the surface better. The product is agreed with you before we start and does not change once the job is underway. The mistake we see most often on commercial sites is a domestic paint on a commercial wall. A flat interior white looks excellent on handover and looks worn out by the second quarter, because a corridor with trolleys, bags and shoulders going down it is not a bedroom.
High-traffic areas get a washable, scuff-resistant low sheen that can be cleaned rather than touched up. Wet areas, kitchens and amenities get a mould-resistant semi gloss. Steel, roller doors and handrails get a primer matched to the metal, because a topcoat straight over bare or rusted steel is a repaint you pay for twice.
Exteriors near the water take a beating. Between Bondi and Coogee, salt gets into render and eats the coating from underneath, so exteriors get washed, treated and coated in a weather-rated system rather than one thick coat over the top of the problem.
These are working durations for the job itself, not elapsed time on site. After-hours work runs in shorter shifts, so a job that takes three days of daytime labour usually spreads across four or five nights instead. Weather moves exterior dates and nothing anyone does changes that. The fixed price does not move because it rained.
Straight answer first: nobody can price a commercial site properly without walking it. Here is what moves the number.
Two sites with the same floor area can be double each other in labour. One is an empty tenancy with sound walls and a lift you can book. The other is a trading restaurant with a grease-loaded kitchen, fixed joinery to cut around and four hours a night to work in. The paint costs the same on both. The job does not.
As a rough guide, a single shopfront or cafe starts from $3,000, a small office tenancy from $3,000, a strata lobby and corridor package from $2,400, and a full building exterior from $4,200. Treat those as starting points, not quotes.
The on-site quote is free and it comes back as one fixed number with the scope written beside it, in a format you can put in front of a landlord, a committee or a finance team. If something turns up behind a wall that nobody could have seen, we stop and talk to you before we spend your money.

Almost never. We stage the work so only one area is out of use at a time, and we use low-odour, low-VOC paints so the rest of the site stays usable. Offices usually keep running through it. Shops and hospitality we paint after close. The only jobs that need a shutdown are ones where a whole floor has to come out at once, and we tell you that at quote time.
Yes. We carry public liability insurance and hold a NSW painting licence. Ask and we will email the certificate of currency and the licence details straight through, along with a SWMS for the job. Most building managers and head contractors want all three before we get on site, so we send them without being chased.
Yes. If your building requires inductions, after-hours access approvals, hot work permits or loading dock bookings, tell us at quote stage and we build the time into the program. The crew arrives inducted, in uniform and with ID.
Regularly. We are used to quoting in a format a committee can actually read and vote on, dealing with the strata manager rather than twelve owners, and working around residents. Notices go up before we start each area, and lifts, lobbies and fire exits stay clear and clean the whole way through.
With the right access equipment for the job, whether that is scaffold, a scissor lift, a boom or rope access, and it appears in the quote as a line you can see. High-level warehouse and multi-storey exterior work needs it, and pricing a job without it is how quotes end up thousands apart for no visible reason.

High-traffic walls get a washable, scuff-resistant low sheen rather than a domestic flat that marks the first time a trolley touches it. Wet areas and kitchens get a mould-resistant semi gloss. Structural steel, roller doors and metal get a primer and a coating matched to the substrate. If a surface needs something specific, it is named in the scope.
Yes, and they are worth quoting early. Bring us in before you hand back and we will price the repaint against what the lease actually requires, so you are not paying to repaint walls the make-good clause never covered.
For most jobs we invoice on completion, after the walkthrough. Longer programs get progress claims at agreed stages, set out in the quote before we start. We are happy to work to a purchase order and your standard payment terms if that is how your business runs.
