A roof coating is not a fix for a failing roof
Roof painting has a reputation problem, and it is earned. There are operators who will pressure clean a roof, spray two coats over broken tiles and cracked pointing, take the money and leave. It looks excellent for a year. Underneath, water is still getting in exactly where it was before.
The coating is the last step, not the job. The job is cleaning it back properly, replacing the tiles that are cracked or slipped, treating the rust before it eats through the sheet, and re-bedding and re-pointing the ridge capping so the roof is actually sealed again. Do those and the coating lasts ten to fifteen years. Skip them and you have painted a leak.

What actually happens on a roof restoration
Six stages, in order. If a quote you are comparing skips stage three or four, that is where the price difference is.

Roof inspection and quote
We get on the roof rather than quoting it off the ground or off satellite imagery. Broken and slipped tiles, rusted sheets and screws, failed ridge capping, blocked valleys and flashing that has let go all get noted. You get a fixed price with the repairs itemised.

Safety set-up
Anchor points, harnesses, edge protection and scaffold where the pitch or the height calls for it. Gardens, paths, windows, solar panels and anything below the working area gets covered. This is not optional and it is priced into the job rather than skipped to win it.

Pressure clean
The whole roof gets high-pressure cleaned to strip off moss, lichen, dirt, chalked-out old coating and salt. On a tile roof this alone changes what the house looks like from the street. Nothing bonds to a dirty roof, so this step is not negotiable.

Repairs and re-pointing
Cracked and broken tiles replaced, rusted metal treated or sheets replaced where they are past treating, loose screws refastened, and ridge capping re-bedded and re-pointed with a flexible pointing compound. Old mortar pointing cracks and lets water in, which is how most tile roofs actually fail.

Prime and seal
A primer or sealer matched to the roof. Concrete tile, Colorbond and bare zincalume each take a different one, and treated rust takes another again. On a porous concrete tile roof the sealer is what stops the topcoat soaking straight in and going patchy.

Two membrane coats and handover
Two coats of a roof membrane, sprayed for even coverage and back-rolled where it needs it. Then gutters and valleys are cleared of overspray and debris, the ground is cleaned up, and we walk you around the outside so you can see it from every angle before we pack up.
Coatings and what they do
Accredited Painter
Roof membranes are a different product to wall paint. They are thicker, more flexible, and built to sit in direct UV all day and expand and contract with a surface that swings thirty degrees between morning and afternoon. Wall paint on a roof cracks within a couple of summers.
Heat-reflective coatings are worth asking about, particularly on a dark roof over a second storey. They reflect a meaningful share of the solar radiation that would otherwise end up in your ceiling cavity, and the difference is something you notice in the upstairs bedrooms on a February afternoon rather than something that only shows up on paper.
Colour choice on a roof is more permanent than on a wall, because nobody repaints a roof on a whim. There is more on picking one in our post on the best roof paint for Australian homes.
- Concrete tile Sealer first, because bare concrete drinks the topcoat in unevenly.
- Colorbond Cleaned, rust treated, then a metal primer and membrane topcoats.
- Bare zincalume Its own etch primer. A standard metal primer does not bond to it.
- Heat-reflective options Lighter colours that push solar heat back off the roof.
- Ridge capping Flexible pointing compound, not mortar. Mortar cracks and lets water in.

Roofs are the most weather dependent work we do. A membrane needs dry surfaces and dry curing hours, so we do not coat in rain or on a heavy dew morning. If the forecast turns we stop and pick up the next clear run, and the fixed price does not move because of it.
What roof painting costs
Straight answer first: the repairs decide the price, not the square metres. Here is what moves the number.
Two roofs of the same size can be thousands apart. One needs a clean, a seal and two coats. The other needs sixty tiles replaced, every ridge re-bedded and re-pointed, and rust cut out of the valleys first. That work is the job. The coating on top costs roughly the same either way.
As a rough guide, a roof restoration starts from $2,500, and re-pointing on its own from $1,500. Treat both as starting points, not quotes.
The on-site quote is free and it happens after we get on the roof, not from the driveway. You get one fixed number in writing with the repairs itemised, so when you compare it against a cheaper quote you can see exactly what the cheaper one left out.
What moves the price
- Roof size and pitch Steeper roofs need more safety set-up and slower work.
- Storeys and access Two storey and difficult access means scaffold, and that is a real line.
- Tile or metal Different prep, different primers, different amount of repair.
- Number of broken tiles Replacements are itemised. Some roofs need a handful, some need hundreds.
- Ridge capping condition Re-bedding is far more work than re-pointing alone.
- Rust Surface rust is treatable. Sheets rusted through have to be replaced.
- Solar panels Panels that have to be worked around, or removed and refitted.
Roof and exterior in one visit
The access equipment goes up once and the house gets washed down once. Doing the roof as part of an exterior repaint is the cheapest way to get both.

Questions about roof painting
On a sound roof, yes. It buys years before you have to think about replacement, it fixes the pointing and the broken tiles while someone is up there anyway, and a heat-reflective coating measurably cuts what the top floor costs to cool in summer. On a roof that is genuinely failing, it is money spent delaying a replacement. We will tell you which one you have.
Ten to fifteen years on a properly prepped and coated roof, and near the coast expect the shorter end of that. What ends it early is almost never the paint. It is a roof that was coated without being cleaned, or without the pointing being redone, so water kept getting in underneath.
Yes. Metal roofs need rust treated back to bare metal and a metal-specific primer before anything else goes on, and badly rusted sheets replaced rather than coated. Bare zincalume needs a different primer again. Done properly a repaint on metal looks and performs like a new roof for a fraction of a re-sheet.
Yes, noticeably. A heat-reflective coating in a lighter colour can pull the roof surface temperature down substantially on a summer afternoon, and that shows up in the upstairs rooms and the air conditioning bill. It is one of the few paint decisions with a payback you can actually feel.

We work harnessed to anchor points with edge protection and scaffold where the pitch or height calls for it, and we carry public liability insurance. Ask and we will email the certificate of currency. Height work is where uninsured operators cost homeowners the most, so it is worth checking on any quote you get, not just ours.
That is the best way to do it. The access equipment is already up and the house is already being washed down, so adding the roof to an exterior job costs a fraction of booking it as a separate visit later. We quote them together as one fixed price and one program.
