Eastern Beaches
9 suburbsSalt off the water all year, so exteriors here need washing, rust treatment and a coastal-rated system rather than a thick coat over the top. Plenty of art deco blocks and post-war semis with render that has been patched more than once.
Harbour and Bays

Eastern Suburbs houses are not standard houses
A Paddington terrace and a Bondi apartment block are different jobs with the same coat of paint on top. Terraces have sash windows, ornate cornices and decades of layered paint that has to come back before anything new goes on. Apartment blocks have strata rules, booked lifts and common areas that have to stay usable.
Then there is the water. Between Bondi and Maroubra, salt carries inland on the breeze, settles on every exterior wall and works into render and metal from underneath. A west-facing wall a few streets from the beach will show wear years before the same wall a few suburbs inland.
That is the argument for using someone who works here every week rather than someone who drives across the city for the job. We know which streets get the worst of it, which blocks are heritage listed, and which buildings need the committee to sign off before anyone starts.
