What actually happens on a house repaint
Six stages, in order, on every residential job we take. Ask any painter to walk you through theirs before you sign anything.

On-site quote
We look at the job before we price it. Our team walks the house with you, checks the surfaces room by room, and notes anything that needs repair before paint goes near it. You get a fixed price in writing, not a rate per square metre and a guess.

Protection
Furniture comes to the middle of the room and gets covered. Floors are dropped, and hardware like handles, switch plates and door furniture comes off or gets masked. It takes an hour or two at the start of each area, and it is the reason there is no paint on your floorboards at the end.

Prep and repairs
Sanding back, filling cracks and nail holes, patching damaged plaster, caulking the gaps where walls meet trims, treating mould in wet areas, and sealing anything bare. This is the part cheap quotes skip. It is also the part that decides whether the paint still looks right in five years or starts lifting in one.

Priming and sealing
Not every wall needs a primer, but plenty do. Bare plaster, fresh patches, water stains, bare timber and big colour changes all get sealed first. Skip it and the patches flash through the topcoat as dull spots, or the stain bleeds back up through two coats of white.

Two topcoats
Cut in the edges, roll the field, let it go off, then the second coat. Two coats is standard on every job we quote, not an upgrade. The same crew is on the tools from the first coat to the last, so nobody turns up halfway through with a different way of doing it.

Walkthrough and cleanup
We walk the house with you at the end and you point at anything you are not happy with. We fix it there and then. Furniture goes back where it started, hardware goes back on, the site gets swept and the rubbish leaves with us.

Prep is what you are actually paying for
If you get three quotes and one of them is two thousand dollars cheaper, it is worth asking what is missing. It is rarely the paint. Paint is a small slice of the cost of a repaint. Labour is the rest, and prep is where most of the labour sits.
You can put two coats on an unprepped wall in a morning and it will look fine that afternoon. What you get twelve months later is peeling around the wet areas, roller marks tracking over cracks that were never filled, patchy sheen where bare plaster drank the paint in and nothing else did, and stains bleeding back through a wall that should have been sealed.
So we spend the time up front. Sand back the loose stuff, fill and sand the cracks, caulk the gaps where walls meet trims, treat mould at the source rather than painting over it, and seal every bare or patched surface before a topcoat goes on. That work is written into the quote as something you can read, not buried in a total.

Paints we use
Accredited Painter
As a Dulux Accredited Painter, Dulux is our go to for most jobs, and we are not locked to one brand. We recommend the product that suits the surface, the project and your budget, and we agree it with you before we start. Once the job is underway the product does not change. If a product is wrong for the surface you have got, we say so at quote time rather than after.
Sheen matters more than most people expect. Matt on ceilings, so the light does not pick up every undulation in the plaster. Low sheen on walls, which is washable but still forgiving on an older surface. Semi gloss or gloss on trims, doors and wet areas, because those are the surfaces that get touched, splashed and scrubbed.
For houses people are living in we use low odour and low VOC options, which covers most interior work. It means you can sleep in a room a day or two after it is painted without it being unpleasant. Exteriors get a weather-rated system instead, picked for the substrate and how exposed the wall is. Close to the water between Bondi and Coogee, salt decides how long a finish lasts more than the colour does.

Weather moves exterior dates and nothing we do changes that. If it rains we stop, cover up and pick up the next dry day, and the fixed price does not move because of it.
What it costs to paint a house
Straight answer first: nobody can price a repaint properly without seeing it. Here is what moves the number.
Two houses with the same floor plan can be a week apart in labour. One has sound walls. The other has thirty years of patched picture hooks, mould behind the bathroom door and a stairwell you need scaffolding to reach. The paint costs the same on both. The job does not.
As a rough guide, a single room starts from $1,800, a three bedroom interior from $5,000, and a full exterior from $4,000. Roof painting starts from $2,500. Treat all of those as starting points, not quotes.
The on-site quote is free, and you get one fixed number in writing with the scope written next to it. If something turns up behind a wall that nobody could have seen, we stop and talk to you about it before we spend your money. What moves the price
- House size Total surface area, not floor area. Hallways and stairwells add up fast.
- Ceiling height High ceilings and voids mean trestles or scaffold, and slower work.
- Condition of the existing paint Sound and clean is quick. Peeling, chalky or damp is not.
- How much repair work Cracks, holes, damaged plaster, rotten timber, mould treatment.
- Access and scaffolding Tight side setbacks, second storeys and steep blocks all cost time.
- Number of colours Every extra colour is another cut-in and another set-up.
- Trims and doors Skirtings, architraves and doors are detailed work. In or out changes the price.

Questions homeowners ask us
It comes down to surface area, the condition of what is already on the walls, and how much repair work sits underneath. A single room is a different conversation to a full four bedroom interior with high ceilings. We quote a fixed price after seeing the house, and that number does not move unless you change the scope.
Most three bedroom interiors run three to five days. A single room is one to two. You get the start date and the finish date in writing with the quote, and if we are running ahead or behind you hear it from us that day, not on the last afternoon.
Almost never. We work area by area so you always have somewhere to sleep and a kitchen you can use. Low odour and low VOC paints make a big difference here. If you are doing a whole house in one hit and want it over with faster, moving out for a few days lets us open up every room at once.
Yes. We move it to the middle of the room, cover it, and put it back where it was when we finish. Heavy pieces we handle with two people. Anything fragile or valuable, tell us on day one and we will leave it for you to shift yourself.
Two topcoats as standard, over a primer or sealer wherever the surface calls for one. Some jobs need three, usually a strong colour going over white, or white going over a strong colour. If that is the case we tell you at quote time and it is in the price.
We can narrow it down, and we will tell you what works on the surface you have got. Which whites hold up in a dark hallway, which sheen to use on a wall with kids and a dog, which exterior colours fade fast on a west-facing wall. For a full colour scheme across a whole house, a Dulux colour consultant is worth the money and we can point you at one.
You tell us and we come back. That is what the final walkthrough is for, and it is why we do not chase the last payment until you have done it. If something shows up a month later that is on our workmanship, call and we will sort it out.
Regularly. Apartments come with their own rules, so we book the lift, work inside the hours the building allows, and keep the common areas covered and clean. If the strata committee needs to sign anything off, we deal with the building manager directly.
